Panattoni Develops AI-Controlled Distribution Centre for Auchan Near Warsaw

Panattoni is developing an advanced AI-controlled distribution centre for Auchan Polska in Wilcza Góra, near Warsaw. This state-of-the-art BTS (built-to-suit) facility is part of Auchan’s strategy to enhance its e-commerce operations, leveraging Ocado’s proprietary AI and machine learning systems. This initiative follows the launch of Auchan's new internet platform aimed at providing more convenient and personalised online shopping.

The 18,000 sqm facility will feature a special mezzanine for the Ocado system, with dedicated zones for chilled and freezer storage to maintain optimal food safety. The centre is designed to handle up to 40,000 products, improving delivery flexibility, including same-day services. Sustainability is key, with plans for BREEAM Excellent certification, future-ready solar panel installation, and energy-efficient features like motion-controlled lighting.

Construction began in the third quarter of 2024, with early client access expected in March 2025 and full operations starting in the fourth quarter of the same year. The strategically located centre benefits from proximity to the S7 expressway, ensuring streamlined logistics, and is set to significantly boost Auchan’s e-commerce capabilities in Poland.
